What format are the books in?
PDF. All three are laid out as proper books — covers, chapters, checklists, worksheets — and read well on a phone, a tablet, or a desktop. They're also formatted to print cleanly if you'd rather carry paper into the county office.
How do I get them after paying?
Immediately. Checkout runs through Gumroad, and the download link appears on screen the moment payment clears, plus a copy by email. Nothing ships and there's nothing to wait for.
Can I buy just one book?
Yes. Each one is sold separately for $39 and stands on its own. Bought individually all three come to $117; bought together the set is $82, so you save $35. Most people take the set because the three cover a single sequence — vetting a parcel, buying it, then building on it — and the questions tend to arrive in that order.
Which book should I start with if I only want one?
If you haven't bought land yet, Book One — it's the one that stops expensive mistakes. If you've found a parcel but can't work out the price or the financing, Book Two. If you already own the ground and want to know what it costs to build, Book Three.
Does this apply to my state?
The books are written for United States buyers, and they're explicit about the fact that land rules are set county by county. Rather than pretending one rule fits everywhere, each chapter tells you exactly which office to call and exactly what to ask them. The cost figures are national ranges — brackets to check your own quotes against.
I've already bought my land. Is this still useful?
Book Three is written for you specifically — driveway, permits, power, water, septic, grading, and what it all costs in what order. Book One is still worth reading, because several of the traps it covers only become expensive when you go to sell.
Is this legal or financial advice?
No. These are educational guides. Land law, zoning, septic rules, and closing customs vary by state and county and they change. Before you sign anything or break ground, confirm the specifics with the county office that has jurisdiction and with a licensed attorney in that state.
What if they're not what I expected?
Email me within 30 days and I'll refund you in full. You keep the files. I'd rather you have your money back than a book you won't use.
